How long does asphalt last?
Asphalt has a lifespan of approx. 10-15 years if not maintained. Pavement that is sealed on regular intervals can last up to 25-30 years.
What is Sealcoating?
Sealcoating is simply the process of applying sealer to the entire asphalt surface to protect the pavement from water intrusion, sunlight, and chemicals like gas and oil. Having your pavement sealcoated will also give your pavement the black color typically associated with newly paved asphalt.
How often should my asphalt be sealed?
New asphalt should be sealed within 6-12 months of being paved. After that, we recommend sealing every 3-4 years.
What is Crack Sealing?
Crack sealing is the process of placing hot melted rubber into existing cracks 1/4″ or wider. This takes specialized equipment to clean out the cracks and apply the hot material. Keeping your cracks sealed will prevent water from entering open cracks which often turn into potholes. Crack sealing should be completed every time you sealcoat, or as needed.
